Welcome back to Voices of PropTech, where we explore the people, ideas, and companies redefining how real estate works through technology and innovation.
In Episode 4, VendorPM CEO and Co-founder Emiel Bril sits down with Martin Kelly, President of Blueprint, one of the most influential events in the built world. Known for its role in shaping conversations between real estate operators, technologists, and investors, Blueprint has become a beacon for innovation in PropTech—and Martin has been at the centre of that evolution.

Martin didn’t begin his journey in real estate—or even events. He studied law in the UK, originally eyeing a future as a barrister. But a detour into financial events, a love for research, and a knack for building ecosystems led him from infrastructure conferences to his current role leading Blueprint.
Martin’s journey is a masterclass in reinvention. “I never intended to end up in real estate events,” he says. “But the throughline has always been about diving deep, understanding complex systems, and creating something that brings people together.”
When Martin joined Blueprint, it was already a promising concept—well-loved by VCs and founders. But the perception at the time? “It’s a great place for startups and investors, but maybe not the best fit for owners and operators.” Martin and the team changed that.
Today, Blueprint is a comprehensive gathering place for all sides of the real estate and PropTech ecosystem—from early-stage disruptors to established developers, property managers, and construction leaders.
Puppies. Yes, the Puppy Lounge at Blueprint 2024 was a hit. “It was the most talked-about activation. Who doesn’t love puppies?” Martin laughed.
Martin has a unique vantage point—working with both the builders of PropTech and the buyers. His advice to both sides?
“Founders often miss the nuance of how real estate actually works. There’s no one-size-fits-all. The most successful companies know how to speak the language of their buyers.”
On the flip side, he sees increasing momentum from owners and operators to innovate—just not always in linear ways. “The adoption curve is steep because the sector is complex. But the appetite for change is real.”
His big takeaway: Storytelling matters. Whether it’s a new AI tool or a radical development concept, people need context and case studies to make the leap.
“If you’re trying to push this industry forward—whether you’re a founder, a builder, an operator, or an investor—Blueprint is here to help you connect, grow, and figure it out. That’s the mission.”
